Bank Street is deeply rooted in place, shaped by South Melbourne’s rich diversity
Build-to-rent projects need to function as seamlessly and efficiently as a hotel. At Bank Street we designed a plan that strategically separates and controls the interactions between front of house and back of house for the benefit of residents’ experience and Hines’s business operations.
Establishing a Dignified Entry
Residents are welcomed home via a contemporary arcade that activates the street and references the classical architecture of South Melbourne, once known as Emerald Hill. This former name and nearby botanic gardens gave rise to the custom green of the façade, forging a connection between the building and its place.
Refining our Build-to-Rent Expertise
We interrogated the functionality of the build-to-rent typology to optimise operations, logistics, security and maintenance. Through the strategic location and management of back-of-house facilities, the plan controls non-residents’ access to the building to ensure a safe and efficient resident experience.
Celebrating People and Community
Elevated on the podium roof, the Gloriette offers spaces for residents to socialise and relax. Open decks, gardens and a pool highlight its presence on the streetscape, celebrating where the community comes together. The C-shaped tower lets sunlight, airflow and nature deep into the Gloriette courtyard, which is surrounded by recreation spaces for people to explore.
Designed for Living
We began with the human experience – prioritising the needs, behaviours, and emotions of those who would inhabit or interact with each space. By incorporating unexpected, thoughtful touches, we sought to elevate everyday moments and foster a deeper emotional connection. It’s a celebration of the daily rituals that define how we live.
